Control Line Drawings

 

The final process in which the project’s design intent is taken from a “nominal” state and converted to an “actual” state by virtually rebuilding & coordinating the entire project to include real material components such as Wall Types, Mechanical Chases, Plumbing Fixtures, Cabinetry, Mech. Equipment, Interior Trim Packages, Interior Decorator Finishes, Drop Ceilings, “J” Box Locations, Floor Outlets, Masonry Openings, Slab Penetrations, Slab Recesses, Sleeve Locations, Embeds, Etc…. into a set of drawings to be used for field use. In addition to material components these drawings also incorporate any Value Engineering, Fair Housing, Real Construction Practices, Owner Changes, Product Spec’s, Shop Drawings, Unit Buyer Changes and Tenant Improvements if applicable. In this phase it is also imperative that I engage the field’s team for their input to incorporate real construction methods and systems into the final “Control Line Drawings”.

Clash Detection

 

This is the process of identifying elements of a project that overlap or interfere with each other in a 2D or 3D environment then submitting these discrepancies to the General Contractor who shall then forward to the Project Architect for their review and clarification.

Plan Check

 

The systematic process of reviewing the Construction Documents for errors and omissions and submitting all soft and hard conflicts to the General Contractor who shall then forward to the Project Architect for their review and clarification.
